We are an accredited member of the Association of Residential Letting Agents (ARLA) which means you can feel safe in the knowledge that we are adhering to all legislation covering the rental sector.

6. Viewings

We are aware that Sundays, Bank Holidays and Evenings are often the best times for applicants to view and we take advantage of this by being open at all of these times. We work 7 days a week to ensure that we never miss a potential tenant for your property.

7. Feedback

The lettings market often changes very quickly depending on the level of supply and demand at any one time. Keeping abreast of the changes in the market is vitally important to ensure your property is well placed the market with regards to the marketing price and the market appeal. At Laurels, we keep all landlords up to date with the ever changing market by having weekly consultations regarding both the market in general and how your property fits into this. We also provide feedback within 24 hours of any viewings taking place as the feedback from potential tenants are often the difference between a property remaining on the market or being snapped up immediately.

8. Offer negotiation

As a landlord you can rest assured that the experienced team at Laurels are proficient at ensuring we get you the very best price. We will pass on all offers for your approval and we will take the time to discuss the offer with you. With the ferocious nature of the lettings market it is not uncommon to receive multiple offers for one property, whilst this usually results in a positive outcome it will require careful consideration to ensure you are choosing the right tenant. 9. Administration

Once the offer has been accepted and we have received the initial money to secure the property we will begin arranging the necessary paperwork prior to your new tenancy commencement.

You can feel confident that Laurels will be carrying out a comprehensive check on your new tenants. This includes obtaining the following:

Identification and Proof of address

Employment reference

Landlord reference (if applicable)

Credit Check

Right to rent check

Once we are in receipt of acceptable references we will draw up the assured shorthold tenancy agreement and we will request the following from the tenant prior to the move date:

One month’s rental in advance

Security deposit 


10. Tenancy completion

On the tenancy commencement date, providing everything is correct and in order, your new tenants will visit the office in order to collect their keys. If you have elected to manage the property yourself then we will provide your tenant with your contact details. If you have decided to opt for our fully managed service then your tenant will be given the contact details of their dedicated property manager. Laurels will also provide your new tenant with a welcome pack which includes some further information to ensure a smooth transition for their new tenancy.
