1. Viewings

At Laurels we want to make finding your perfect property as easy as possible. We are aware that Sundays, Bank Holidays and Evenings are often the best times for applicants to view and we take advantage of this by being open at all of these times. We work 7 days a week to ensure that we never miss a potential tenant for your property.

2. Making an offer

Once you have found the perfect property with on our local property experts you will be required to make a formal offer which will be submitted to the landlord for their approval. Once the offer has been accepted subject to contract and references, you will be required to pay to Laurels the amount of £200.00 which will secure the property and register your commitment and interest. This payment is non-refundable should the tenancy not go ahead due to a withdrawal or unsatisfactory references. If the tenancy does go ahead as planned then this amount will be deducted from the first months’ rent.

3. References

Laurels require all tenants to pass referencing prior to moving into any rental property. At Laurels we use a company called Lettings Hub. Once you have filled out the referencing forms, Lettings Hub will contact all referees provided to obtain the necessary information. The cost of referencing is payable by the tenant and the cost of this is £35.00+ Vat.

4. Administration

Once we have received satisfactory references, our administration team will begin drawing up the necessary paperwork for your tenancy. At this stage you will also be given the invoice for the final total which is payable prior to the tenancy commencement.

5. Initial money

The initial money that you will be required to pay prior to the move in is as follows:

  • A month and a half rent as security deposit
  • First month’s rent in advance (minus the £200.00 + VAT paid to secure the property.
  • Inventory check out – Please note that it is the tenants’ responsibility to pay for the check-out inventory for the property. This is a variable

6. Right to rent

You might be aware that the government have now introduced a new policy called the Right to Rent. This policy requires each tenant to come to the office with their passport and visa (if required) for us (the agent) to take a photocopy of and verify. This needs to be done prior to the start of the tenancy but no earlier than 28 days before the start date. PLEASE BE AWARE WE LEGALLY CANNOT HAND OVER KEYS WITHOUT THIS.

7. Move-in day

Providing everything is correct and in order, you will be required to visit the office on your move in day in order to collect the keys for your new home. If your landlord has elected to manage the property themselves then we will provide you with the landlords contact details. If your landlord has decided to opt for our bespoke fully managed service then you will be given the contact details of your dedicated property manager. You will also receive a welcome pack which includes some further information to ensure a smooth transition for your new tenancy.
